You are making a huge investment and its best to have an attorney to protect your interests. A buyer’s attorney will protect your earnest money by making sure you do not miss deadlines, assist in/handle negotiations post-inspection, review title documents and all condominium disclosures, request extensions, assist your lender in obtaining documents, and explain closing and mortgage documents at closing.
While its possible to do these things on your own, it is, in my opinion, penny-wise and pound foolish. If you don’t know which title fees can or should be waived, for example, you may end up paying an equivalent amount in fees or expenses that an attorney would have caught, all without protecting your investment.

You are making a big move and its best to have the right attorney to protect your interests and make sure the transaction goes smoothly. Our seller services include:
Performing a title search and resolving any title issues, assisting in/handling negotiations post-inspection, obtaining a survey or condominium declarations, obtaining municipal stamps, submitting tax declarations for county and state, preparing all legal documents in relation to the sale such as the deed and bill of sale, obtaining any mortgage payouts, reviewing title insurance fees and explainingdocuments at closing.
Please note that Illinois is referred to as an “attorney state,” so title companies will not assist you in the transaction as they may do in other states.
